I'm just curious about the $5000 worth of damage   Was it all at one time or over the course of the lease?  What did she/he/it do?   That's a hell of a lot of damage to be caused unless they poked holes in the roof or stole the hvac system.  I've seen a lot of damage done to a property such as tearing up flooring, knocking holes in the wall, but very cumulative and had to be fixed upon moveout to makeready for the next tenant.

I had a customer a few years ago that decided to build his own house using credit cards to pay everybody to get points and miles.   Then get a mortgage to pay off the cards and he'd be home free.    Problem was that as he was finishing his house was when the sub prime crash hit.   He had a hell of a time getting a loan.  He finally did through some small bank that carried it in house.   It all worked out, but he was pooping bricks there for a while looking at the credit card interest he was about to pay.

The only time I've seen it work is if you're a spec builder and you are planning on selling it pretty quickly or you get a good deal and are going to flip it quickly.   10-12 years is too long to do that.  You don't want interest only for very long.

I think whoever can qualify for the 3x income can stay.   Obviously neither can qualify for that, so neither will be staying.

You are what they refer to as an internet troll.   I removed myself from monitoring this thread because it is going nowhere and honestly got sick of your endless posts that say nothing.   At least the illegals, the labor and management at Taco Bell work.   You supposedly don't even do that.    At least insane people in the corporate culture work, once again, that eludes you.   Not everybody wants to or is made up to own a business.  Saying this, I think I suggested some mental health would be in order for you in an earlier post.   Now I really think you need some help.   At any rate.   Good luck in your endeavors and whatever you choose to do.

Sounds fishy to me.   I'm an hvac contractor and would never offer that to a customer.  I would offer them 3rd party financing, but you would know that as you would be the one to apply for the credit with them.   Aside from that.   Why would you put the 92% on the 2nd floor and the 80% on the first floor?   Heat rises and cold falls.  The downstairs heater will run more than the upstairs.  So why not put the more efficient furnace where it will being run more?

@Max M. I'm not offering it anyway whatsoever.   I'm simply commenting on what I read in your diatribe of excuses and victimization.    You appear to be one of those people who talk and talk and talk, but always have an excuse for not getting anything done.   7 years without a job that you lost because you were sleeping at the job.   There is no reason for a human of somewhat stable mind to go that long without one.   Then you continually condemn jobs at Taco Bell or wherever.   If you had started at Taco Bell 7 years ago and applied yourself, you would very likely be managing it or a general manager of several of them.   Hell, you might even own one.

I'm really not sure it will make a difference in lower income properties   They are already here and living somewhere.  They will typically live where the threat of getting caught is relatively low, which is lower income areas where they blend in more. If anything, it might help middle of the road properties some.   But I don't see it having any significant impact in any area.   I personally do not see anything wrong with getting them out of the shadows.   There are 11 million of them here, we are realistically not going to deport them all, we do not have the resources or fortitude to do that.
