We were looking at houses to live in about 2 years ago and one house had a cemetery in the front yard, dating back to the mid 1800's up to 1986 being the last one buried there. I did a Google search on it. It was a historical place, very interesting history, but a tad too close for comfort for me.

I would call the local police and see what to do. Most of the time, the best thing to do is get it on the street and they call them. Otherwise, it will be a pain in your butt.

Offer all 4 of the tenants the option to move out if they wish and give them cash for keys. Maybe one of the other ones will move out and you can work on getting this one out later.

I think people who don't own them sometimes want them and have a use for them, until they own one, then the tables are turned. You will most likely take a loss on this. As Leigh said, try Ebay. The heck with the cheese, let me out of the trap. Good luck.

I'd do the cash for keys thing. While he did technically violate the terms of the lease, his violations are pretty petty honestly. Evicting him could cause you to miss your move in date, which I quite honestly think you will anyways.

Get used to it. This is called life and the way things work. Its rough out there. I remember when I was 21 and my thought process, then I found out the way things are. The responses you got were from the guys you are calling and their thought process if you were to call any of them.

As you get older and more experienced, you'll understand what people are trying to tell you. You are not the money guy, so they have no interest in talking to you. Regardless of what the relationship is, experienced realtors have the perception of what probably 99.5% of this type of transaction really is. Maybe you are the other .5%. Don't know. A lot of people don't realize how valuable time is, they think time is free. It's not, you have a finite amount of hours and minutes in a day to get work done, spend time with family, decompress, etc.... Experience has led them to recognize somebody who will take away some of that precious time. As others have told you several times, you need to have proof of funds in your bank or however it may be so that they take you seriously without your dad hanging around. Don't even mention him and have something verifying you have money to spend independent of dad's decision.

It sounds like you spoke to an attorney that is a friend of yours and he told you the way it will work out.

$1500 a month to live in a 1961 single wide trailer. Seems kind of high to me. I'm not sure you could rent it to somebody for even close to that. Not sure about that area, but you could get a decent house to live in around here for that.
