Regarding strategy, one of the things I love most about real estate investing is the plethora of different investing options. I began, like you, as a buy and hold investor but have ventured into a couple other areas as well.

Be sure to check out the podcasts for concentrated and entertaining REI education. Also, anytime you have a question, do a search as the topic has probably been discussed in the past. That said, don't hesitate to post a new question as well.

Feel free to drop me a line if you'd like some cheap advice.

@Jason Fraser is right. I would check with the city prior to buying. Also, though not common in Utah, if there is an HOA, you'll also need to check on rental restrictions with them.

I purchased a single family home in Roy this past winter and it rented rather quickly at an attractive rate. My understanding of the area is that the easternmost homes seem to rent quickly while you get a little less for rent and may have slightly higher vacancies if you get too far west. Roy is a great area for Hill Air Force base employees and soldiers as well as families. 

I would check in with a couple of local property managers if you are interested in a real time estimation of rent. And, while rental rates in our area are strong and have risen nicely these last several years, I would recommend you consider that our rental rates and/or vacancies might not always stay so favorable. Also, have you considered just purchasing a good ol' conforming duplex? I know I've seen several on the MLS in the Roy area.

@Paul M. Welcome!

I've purchased a few times as an unrepresented buyer. This gives the selling agent the option of lowering the overall commissions without requiring them to do the work on both sides. I found most agents open to this though a few were reluctant. This could be a good option if you have enough experience to represent yourself.

Welcome @Benjamin Ostler. Getting through 70 podcasts in one week is pretty impressive. 

You're in a good location to start investing. There are deals to be found in Weber county. Be sure to set up your keyword alerts as well and remember you can use the site to search for answers to any questions you have. Chances are, it's already been asked and discussed.

I've had a vacation rental home in the Bear Lake area for several years. Haven't had any problems with the city, just need to be licensed with them as a short term rental. The city will also set the maximum occupancy and parking limits and restrictions.

Local HOA's, on the other hand, are pretty restrictive in this area. If you end up with a vacation rental in bear lake, reach out to me and we can swap notes.
