Hello all,
Late in 2021, I sold a small business in Colorado (Centennial just outside Denver). The landlord held me to to the lease as me and my guarantor (Dad) were stronger financially than the new business owner. Soooo I am now legally subletting the place to the new business owner.
Fast forward to today, the landlord is selling the building to another tenant in the strip and asking Dad and I to sign an Assignment of Lease.
1) Do they need our signature to proceed with the sale? I didn't think tenants needed to sign off and would be held to the lease (and ammendments in place) even under new ownership.

Hi all,
Can anyone refer me to a CPA that might be on this site? As of now, I have 0 REI properties but may have my first offer accepted this week (pumped!)
I need help preparing taxes for 2021 and would like to find someone with an REI specialty moving forward as I'm planning to dive in. If you're a CPA reading this, my 2021 includes:
-a small business (CrossFit gym as an LLC) to prepare
-sale of that business in CO
-sale of home in CO (bought a new roof for it as well)
-home purchase in TX
-miscellaneous investments.

Thanks @Riaz Gillani, I appreciate all that. All very helpful. Just wanted to see if there were any documents I hadn't thought of. Luckily, I've purchased two houses for myself in my life which has given me a good idea... plus purchasing a business. That probably gave me a WAY better idea of how diligent my Due Diligence should be.
Sounds like they've got multiple offers already and I'm not quite organized enough yet to go forward. I'll keep grinding.

Shoulda been more specific. I've got a pretty good understanding of the basics from reading the blogs, the BP books and listening to the podcasts. I was more hoping there might be a specific post dealing with Due Diligence on occupied properties or that someone might have a Due Diligence list of their own.

Hi all, I'm hoping to buy my first rental soon, maybe the new year, and currently have zillow notifications on for MultiFamily properties around me. One that just popped up in my price range is a four-unit (2/2s) and all are occupied. I would love to dig in and feel this one out.
Is there a list of things I should ask the Selling Agent for? (rent roll, leases... etc.)?

Hello all,
My dog Biscuit and I just moved back to Texas and landed in Benbrook TX, suburb of Fort Worth. We are coming from Colorado where I recently sold a CrossFit gym... and hopefully my home there will sell shortly.
I'm going back through ALLL the podcasts and hoping to be like Linda on Ep. 153 and amass 100+ rentals eventually. I'm lucky to have saved well and have an interested and friendly source of funds that wants to see where else he can invest money (#dad)... so I'm ready to get after it. Mostly interested in Buy and Hold passively, however with my new free time, I'm willing to put some time and effort into Short Term rentals or some remodeling as well.
Excited to get started. If you're in Fort Worth and want to teach me some home remodeling in exchange for some free labor, hit me up... or if you can help me find my first rental!
