You need to invest where the numbers make sense. Yes, you would ideally like to be in an area where appreciation happens fast. But if that means that you're not cash flowing or getting the annual ROI you want, then it's not worth it.
@Scott Schier, thanks for the info on Schaumburg vs Streamwood. It seems based upon that, you would be getting a much better return in the Streamwood area.

I agree with Adrien. There are several reason to invest or not invest in Illinois. Indiana is a better state from a tax and landlord-friendly perspective. However, you may find that Illinois gets you a better return. There are some areas of Illinois that, even though there are higher tax rates and such, the ROI is so good that it might be more enticing to invest there rather than in NW Indiana.

You only have to buy the bulk mail permit if you want a metered postage. It's less expensive if you're doing a LOT of mail, but it's also impersonal (you get that red metered postage on each piece of mail instead of an actual stamp).
