@Elva Duong When purchasing a property from a bank or auction house, you almost always have the option of choosing your own title provider. I've done closings with HUD, auction.com, H&M, and a few others and they give you the option to have buyer option title and sometimes even request a special warranty deed if you act fast. The trade off is you will have to pay for title as opposed to seller paying for title insurance, but often the title provided by the seller in these transactions is worthless.

@Brian Dombrowski You need to have an attorney review the operating agreement. There should be one drafting it for the LLC, but it sounds like the investors on the deal should probably have their own attorney. It will take a few days and several re-drafts but for that large of an investment you need to protect yourself. Operating agreements can be large and important details can get buried within the body of the text.

@Dominique Mickles There's really no right or wrong question. A good start is making sure the attorney communicates in a professional manner and responds to you. Tell him or her what you are trying to accomplish and they should be able to answer any questions or fill in blanks on the process and recommend people to help you. A good client consultation is like a conversation and it should flow.
