Practically speaking, what lender wants to be in a 2d behind a portfolio of 15 properties; let alone be in a second.
You seem to bring not too much to the table as enticement... unless there is something that i am missing.

Be active, not passive. Call the civil department in the sheriff's office and ask them.

Greetings.
They can be the same things at times. Hard money generally references the terms; private money usually comes out the pocket of a real person, not an institutional lender, but the terms may be the same as a traditional hard money lender.

If the numbers change, change your approach. Perhaps partner with thr 'excited' contractor?

Congrats.
My own biased view is that hard money works fastest and generally is the least restrictive, provided that you have a well thought out [ pay back the lender] exit.
Zero experience can be detrimental as the risk is inversely proportionate to the experience.
Credit scores and experience generally address rate and points, not the lend. It is asset based lending against non-owner occupied properties held by a non-natural legal entity.
Without experience, look toward a 20% self-financed purchase price ante.

With hard money there will usually be a personal guaranty; in some cases for all members with at least a 19% interest in the LLC.
This will usually also involve a credit pull of the same members for settings rates and points.
