hard to say when prices will come back to the February times.

The numbers do seem to be far apart. I've also had two appraisals come in less than the client. expected . I trust the appraisals more than I do the pre-appraisal comps. Especially since the appraisals use comps. Maybe the comps were way off?

Greetings. It is daunting to explain in writing but the Readers Digest version is to get a good attorney to draft your docs, get an appraiser that knows the area well,

and have a prefunding checklist and a closing checklist and a payoff checklist developed.

I lend but generally not to newbies.

That being said, in the current market, figure 10%-20% of your own money stake in the game to purchase with a max lent to you of 65% of the ARV.

I lend private and hard money. Most of my loans are less than a year and there is a first position. Like any other loan, it could risky, as all investments are, but the returns are good.

Rental are long term adequate.

Rehabs may be tricky in this market.
