Interesting read indeed...It all depends on what data source is used and and who you believe.  Many times 2 metro areas are lost to neighboring states in census labor and population stats.  The Quad Cities is more often allocated to Illinois and Council Bluffs is generally lost to Omaha, NE.  Des Moines Metro is growing and has been steadily doing so for some time.

Following as I know someone who has same intentions here by the IA State Fairgrounds. He hopes to draw enough interest from events such The Good Guys and of course the fair itself. He may be a follower here and pipe up :) otherwise, I don't want to call him out. Its in rehab stage now and if nothing else will make a decent SFR.

Thanks for your service and a future welcome to Des Moines.  I'm an Army Vet myself.  I only wish I took your path when departing Ft Carson in Colorado Springs...  West is definitely where the desire and the density is heading aside from Ankeny to the North.  The southside is one of the more established neighborhoods and with that there is an abundance of older wholesale and distressed semi-distressed properties.  The bonus for you being that it would put you really close to work. Closer than base housing even!   There are plenty of Mutlifamilies that you could easily house hack and find yourself in a really great property after applying some sweat equity.  Have you considered doing a 203K?

Congrats on your acquisition.  Contractors are inundated right now due to all the flooding.  I have been waiting for an estimate in my basement since July and also was recently told by a friend who does all sorts of interior work that he is booked through the Fall.

Its all relative and depends on your individual exposure... I am most likely familiar with the area that you're referring to and once told a friend who is from Baltimore that this was one of our worst neighborhoods - His reply was "I'd let my children play outside at night here" LOL
