Is anyone knowledgeable on what are current multi-family cap rates in Huntsville?

Hi BP. Anyone here in the lending business or have any connections in lending? I have two BRRRR deals that I'd like to do a cash out refi on in the coming months. Hoping to find 90/10 LTV, as I my current lender connections are at 80/20.

Hello BP Huntsville.  I just got my 4th Huntsville property under contract and am preparing for some light reno / updating.  Does anyone have recommendations for the following trades?   Thanks so much to anyone open to sharing.

The Merrimack area has a lot of duplexes and fits that criteria.  It is a historic area that previously had many textile mills there and lots of duplexes were built for housing the textile workers.  It's just southwest of downtown Huntsville.

Question for this group, especially any of the local Huntsville folks ... what are your thoughts on Decatur?   I'm seeing more deals coming from Decatur, and would appreciate hearing your thoughts as it may help validate my own assessment of the market.   Thanks in advance.

Hi Walter.   I never got a response from BP, though I have found a couple on my own.  I'm in the process of getting bids now, so still open if you know any good ones.
