there isn't much more that i can say that hasn't already been said.  except one thing... spend some time and think about the one thing that you want to achieve above all else, be precise and keep the goal simple.  (please dream big) .  write it down and stick it your pocket and then also put it someplace you can see every day.  that way it becomes burned into your subconscious.  All you need to be is 1% better every day and sooner than you might think, you will achieve that goal.

During the day for me is generally not okay during the week. However looks like you might be able to make the Saturday 27th event? it's in Roppongi and it starts at 3pm. Let me know, otherwise we can plan something for few weeks from now.

that was very nice of you and sure he is a loyal tenant, but NOT sure if i would have done all that myself.

i would hook him up with a good maid service and make sure he knows that he  is reasonable for the bill.  Maybe mention that you replaced the appliances and removed the trash from his apartment with the expenses out of Your pocket.

Im sure you already know this but there is an organization that runs monthly investment seminars, im scheduled for one on the 27th. if you like i can contact the organizer for a +1 if you like.

I'm not so worried about it. From an investment stand point 150 thousand people are moving into Tokyo every year from other parts of Japan looking for work or to get better health care in thier older years. The demand for single occupancy apartments are on the rise and due to increase by 30% by 2030. I figure by the time the Olympics are finished I'll be planning to move back to the U.S., and coming back for by annual meeting and checking the status of my investments.

thanks for the response guys.

To answer your question Aaron yes you can own property here and with no limitations. Local financing can be tricky,  having to speak basic Japanese and write your name and address in Japanese is not so easy. Fortunately I have a Japanese wife and it makes things much simpler.   The qualification for the loans arent that complicated, in general they don't provide investment financing, but they do however have ez qualifications for primary residences. Provided you have a perminent residence status.
