What kind of auction? Foreclosure Auction, Tax Deed Auction, Tax lien Auction :) All are great to attend and see them all in action. I remember the one I went to in TX & people literally had suit cases of money back in the day.

I've included it in the rent, and if you provide monthly pest control you can so inspections monthly.  We have it in the lease that if any unreported water leaks are found that there is a $50 fee assessed to their account.

$50 - $100/room is a good scale to use. Just post your add on "GIGS" in craigslist as a test. 

Looking for a painter to paint interior & ext for $1,000/each. Total job = $2,000 + $500 for some prep work.

Must have paint sprayer, be detail oriented, and can text me photos of your work.

Post the add above with your # & you'll have 10 painters by morning :) Good luck and hope this advise saves you thousands:)

Holy cow! That is mega high, I just painted the exterior of 5 houses for $600 - 1,000 each including pressure washing and paint/labor. (1700 sqft). Just imagine how long it would take to use a paint sprayer to paint 1 side of your house. If 1000/4 = $250 per side of your house. That would be someone getting paid $20/hour spending 10 hours to paint just 1 side.

Soo, 10,500 is  $2,500/each side of your house. Ask the contractor how long it will take, then you can see what the hourly rate is.

Interior I'm painting right now $600 - $1000 as well. Includes paint & labor. (price would vary depending on your paint type)

We have a few owner finance, or lease option multifamily properties available. Just expect a higher interest rate for lower down payment options. You can offer 10% down to the current sellers and see if they are takers. 

Then if they want the rest of the cash they can always sell your note to a note buyer.

Figure out the cost (if any) and benefit. Many might site you, but there isn't a fee or a budget to force an injunction from what I've seen in the past.

Corporate rental? These allow you to charge higher rate. Companies will rent the house and they have clients, employees, managers, etc. stay there when needed.

Also, you can rent by the room & charge higher rate too.

ARV is after repair value. Depending on how well you negotiate your deal 70 ARV is what many investors are looking for.

Example: 

100k House

Purchase price = 50k

Renovations = 15k

Assignment fee = 5k

Total investment = 70k/100k purchase price = 70%

Each city/counties have some different rules & different auctions. Normally if you are at a "foreclosure" auction your purchasing from the bank so just arrive early and ask the asset manager or the trustee/attorney/auctioneer who arrives to liquidate the property. Also ask the other investors at the auction, they are normally attended by some regulars. Plus companies that buy for them might be there too, so acquisition managers are a good resource for each area as well.
