We have 2 two units in North Worcester County Mass and also have a 2 family in the rural ski country in Southern Vermont. It can be harder to manage over an hour and a half away and even with the lower rents it takes a while to find good tenants because people there just don't make as much--and we don't allow dogs, which many people in the country have. 

In North Worcester County we have a duplex in a bedroom town close to the highway. We have no problem renting that one because there are so few rentals at all in that town and the location is good. Our other duplex it in Fitchburg and has almost double the square footage of the other units, it usually takes at least 4 months to find the right people because it is more upscale and there is more competition around. I wish I had more duplexes near the highway with good school systems.

Hi all, My husband and I have been managing our properties since 1997 in North central Mass and southern Vermont, None of our friends share this passion and I can't wait to chat with some of you who have been or wish to do the same thing. This is such a great site I am glad I found it. 

We are hoping to sell our Vermont Property in order to focus that money closer to home and gain more units. Look forward to working with you all.

Hi, We live in Central Mass, but have owed a 2 family in West Dover VT for 15 years. I would like to be involved in such a group if you ever got it going. I am new to BP, I see this thread is a few years old now. Maybe you have a group? Let me know, we can share experiences and opportunities.

We have three 2 family houses, each in a different type of town from rural to small city. The easiest one to manage is in a slightly upscale bedroom community close to the highway but still an hour from a major city. We still need to be very careful there because of the demand.

I agree with these comments. Renting for a while is a good idea until you are more familiar with an area. And if you potentially want to rent out the investment multis are the way to go, rents only go so high. We get almost as much rent for each side of a duplex as anyone would for a single family it is a much safer bet. And also, Franklin to Nashua may not look like far from Texas but it is over an hour without traffic... double that sometimes. I would look closer to work.

I too would find out it the owners have ANY interest before spending any time estimating an offer. Also, perhaps start with properties that have some vacancy showing room for improvement, maybe a little off the most popular beaten path.

I am from Central Mass, so am not the best to evaluate. But, is it true that Roxbury might be making a comeback and the values might still be lower than they might be in the near future. That could be an advantage to the more traditionally stable Quincy which might be higher now?
