@Nathan Gesner. Appreciate the feedback. Thanks!

@Mitch Davidson--just curious, did you get anywhere with renting to FEMA?

We have an STR in Swannanoa that wasn't damaged and have had several week+ long bookings since the storm (including Army Corps of Engineers, etc). However going into what is normally the slow season, I am concerned about occupancy. We are thinking of pivoting to long or medium term renting but not sure. We would prefer medium term so that we can still use the property and also would love to offer our place to those who are temporarily displaced due to the storm.

We also are considering a switch to LTR, we already have one of those and know what to expect with that.  However we are still on the fence.

Just curious to hear how other STR owners are doing and what strategies they are using to stay afloat.

Thank you all for the responses. @Jim Hudelson, your thinking lines up with ours and the advice you gave is helpful. We are brand new to this with full time jobs and will be out of state half the time. Over the next few years we will permanently transition down here. We would like to outsource management at first and then take over once we have a handle on things.

We love the area so much and are very excited about our rental homes. Looking forward to continuing this journey and getting advice here!

Why don't you just easily self manage using your phone and the Vrbo & Airbnb apps?

Hi John,
We both have full time jobs and will be out of state part of the time.

Hi.  I'm in the Asheville area and am looking for management company recommendations.  We have a brand new two bedroom vacation rental located between Asheville and Black Mountain. We will be aiming to list within a couple of months so we are researching management companies. So far we have contacted 1-Yonder, 2-Carolina Mornings and 3-Pete Key properties. I would be interested in hearing 1-anyone's personal experience using these companies for management and 2-any other recommendations on good management companies.

Thank you!
