Definitely bigger. All our homes sleep 14 and do well as a result. We had a 3/2 that slept 8 and the larger homes outperformed even though our price/person was less on the 3/2.

Folks are looking to vacation with extended family or large groups of friends and the smaller homes just don't cut it. 

I have a property that I have a 7-night minimum and get many folks that stay longer than 30 days. As such, I'm familiar with the policy. It's telling when they only disburse monies for 30 days at a time. Thankfully no one has left early. In fact, they end up extending their stay and we deal off-platform -- saves them some money and I keep more in my pocket.

Check the pricing and occupancy on ABB of the condo you want to purchase to see what you can expect. MIA has very tight STR rules, practically outlawing them. Make sure to double check the zoning and licensing.

I would be leery as crap of the condo market in MIA.I think it's just starting to take a crap. It will take at least a couple years to see it bottom (in my view). 

You can get listed but you have to use their rental management company which is Turnkey. Sorry, not interested in giving away my margin. 


Turnkey listings also show up on AirBnB and I believe, Homeaway, so the bookings you see are not necessarily driven through the Marriot channel. I imagine it's a new channel that needs a lot of nurturing and marketing to make a dent.

I pay a concierge at a 5-star hotel to answer the calls. He is super good with customers and is able to alleviate any heightened emotions and can recommend many places to see/do. I pay him by the guest. 90% never call but the ones that do, I'm glad he's dealing with it and not me. 

I own a few on a State Park. They offer privacy since you can't build on the State park. 

They rent well. 

I'd like to see smarthome apps. What I'd like it to do is to interface directly with my calendar and adjust the temperature when someone leaves and again 12 hours before someone checks in. I'd like it to do similar to the pool heater and water heater.

They added more functionality.  On a desktop, click Performance Tab - Visibility - Listing Page views and scroll down.  You'll see the old version there which is now configurable by listing and date.  There's also more in terms of SEO and CTR if you're savvy with that type of stuff.

Haven't been able to access it on the mobile app yet.

I'm familiar with the new data, and it's all quite good as it let's me know how many folks are looking at my listing for a given night. However, I need something that shows historical performance so I can track trends. 

I was hoping to be able to tweak my title, thumbnail pic, etc., and then view the change in views to optimize my listing. Is there a way to do this with the current data set?

Folks,

AirBnB use to offer an analytic where you were able to see the number of people that viewed your property by day. They've removed that and replaced with another performance tab with a bunch more metrics, all very useful, but not that. 

I want to tweak my listing and see how the views change as a result. 

Does anyone know how to access this metric? If not, how do you optimize your listings?
