Hi All, just stumbled on this thread. We actually own a few vacation rentals here in East Ft Lauderdale, and have one that we are looking to sell. It's a licensed short-term rental with 3 years of books/records. It's typically ranked on the first page of ABB search results for the area. 

Reach out if anyone's interested. Caveat: it's a SFH in a high-end neighborhood (E of US-1) so price point is reflective.

I've pulled up expired listings but they're very deceiving, as these are typically immediately relisted with another Realtor.

In addition, I'd be willing to partner with a wholesaler. Not sure how this partnership would structure but willing to listen to creative ideas. Maybe I help rehab a property you sourced and in return you provide insight to locating wholesale deals?

I'm physically located in plantation but anywhere in the tri-county area would be game for investment.

Properties seem to be moving fastest in the $150k-$200k range so that's the target.

Hi Folks,

I've been interested in Real Estate for years, and now have the opportunity to focus on it full time. I'd like to start rehabbing but lack the confidence to go it alone. To that end, I'm looking to partner with an experienced local rehabber (South Florida Area) to learn the ropes. 

I saw the following structure touted here on biggerpockets so would be interested in doing something similar:

1) I'd provide the capital to purchase the property
2) the partner would provide funds for the rehab (to ensure they have skin in the game)
3) the partner would take the lead on the rehab -- I'd look over their shoulder to gain the knowledge and experience and would assist in any way possible
4) We'd split the profits 50/50

Let me know if there's any interest.

Maybe this could turn into a long term relationship.

Well folks, the scenario described above has materialized -- the first property is approved and now I need to exit the second (second called today, two days before I'm scheduled to close on the first, saying they should get approval next week). My deadline on the second was extended to 5/31.

I hope this as-is clause works and I can get back my deposit.

Has anyone had any experience with this?

Wanted to give you folks an update... the second bank finally came around after 11 months!!

After digging deeper the realtor found that the owners were still paying the second mortgage (an automated payment). They stopped this and wrote a nasty note to the CEO of Chase and continued to pester the negotiator. The negotiator finally approved the sale after getting us to sign an arms length agreement.

We plan to close this Friday if all goes well. As of now the appraisal and all paperwork look good.

I guess patience and persistence is the key to these deals.
