Hello. I live in FW and am looking for wholesale properties that are not over-inflated on the ARV, comps, and repair side of things. I know the market is hot and tight in this area but if you can bring me properties in the 60-65% range and 3/2/2 SFH (not war zones-prefer blue collar areas) please PM me.

Hello everyone,

Happy Holidays!  I recently saw a post on another RE blog that read as follows:

You cannot do lease options in Texas unless the property is FREE and CLEAR.  Is this statement true or false?  I still consider myself a newbie trying gear myself towards lease options VS wholesaling as I don't have to worry about trying to get a seller down to 60-70 cents on the dollar with most purchases.  Can anyone help me understand what's the best way to do lease options in Texas if the above statement is false.  Thank you!!

Hello everyone,

I am a real estate newbie in the Dallas/Fort Worth area. My area of concentration is WHOLESALING and need some help. I keep hearing about a "simple 1-page purchase contract" that I can assign to a buyer and also an "option contract" that will let me find a buyer without tying up my money while I find a quick buyer. I can't seem to find a good sample anywhere including Google, yahoo etc search engines. Can someone help me out? If you can send me some links or e-mail me some samples, that would be awesome!!
