Greetings!

I got my license two years ago (and recently renewed) but never attached myself to a broker. Back then, I received loads of letters in the mail but have had two newborns in the past two years so I never progressed.

So, how do I go about finding a broker that would sponsor me as a pretty part time agent? I have a close friend that is involved in property development but does not use a broker when buying properties. In the event that there is a broker for a property he's interested in, he has said I should put my license to use and he'd throw those my way as a buying agent.

I've "missed out" on 2-3 opportunities from his deals in the past year or so. Recently, he's asked me again if I found a broker as he's interested in buying a $3-5mil property that is listed with a broker.  I have a full time job now and have sporadic time outside of work to do put towards this. My interest is in the commercial area of course and I'd be learning through the deals he throws my way.

Is my only choice trying to find a local residential broker? I know most usually have loads of part-timers.

Any thoughts/comments would be greatly appreciated.

Wayne, thanks for the valuable advice. I've already reached out to the larger brokers in the area and was told pretty much the same thing. They only hire full timers. I was pointed into the direction of smaller, independent offices. Those are the ones I'm having a tough time locating actually.

But, I'll keep using the phone as you suggested.

Thank you for the response.  It wouldn't be multifamily. My friend develops smaller sites (retail, gas stations, fast food, small plazas).  So my part would/could be finding properties for him to develop as well as locating a tenant.  He doesn't use a broker for the most part.  I was trying to find someone I can learn from that does commercial as well but I guess I can do part time residential and still do the same work for him.

Just need to find a sponsoring broker in that case.

Backstory: A close friend of mine runs his own commercial / property development business in the Boston area. For years, he has told me to get my license because it would be easy for him to throw things my way since he doesn't usually use a broker.

He tends to acquire 1-2 locations a year and uses his existing contacts to locate a tenant.

Present Day: I passed my sales agent exam two years ago but never did anything with it. I mostly took the exam for the challenge and thought it might be of use someday. Also, I have two kids now so that has sidetracked things.

Question: With no experience, how do I even start down the road of getting into being a sales agent in the commercial area? He mentioned I should find a local broker who focuses on the commercial side and see if they'll mentor and bring me along part-time given my existing connection.

Does anyone have any comments on this? A few people reached out to me for networking purposes and mentioned that the commercial side was a full time only business.

I went with him recently to a business meeting regarding a gas station he was looking to buy. Some local guys were going to be the tenant but a national company wanted to brand the location. Again, he didnt use a broker to locate the property or source the tenants.

If you find a way to truly automate the process you'll be rich.  It's not the technical side of it that's hard, it's the finding side of it, and then negotiating to actually making it a deal.  

Ann, I guess what you're mentioning is why I want to look into this area. If everyone is doing what you suggest to be successful, I'd like to try to find a way that most people aren't doing.  

My day job requires I look for inefficient processes to try to make operations better. If someone told me their job was doing as you'd described, that's one I'd try to make more efficient. :) Not saying it can be done but right now its where my interests are given what's available to me.
