All West Virginia rehabbers: I have a great wholesale deal in Fairmont that needs to close quickly. I'd take it myself as a project, except I live 3.5 hours away and this one is out of my reasonable range. 

I've had two local investors look at it and both agree it's a deal. Why didn't they take it off my hands? Great question - one is fairly new to investing and isn't ready for the rehab and the other has a credit issue that is hindering him from the appropriate funding.

Numbers work great for a rehab - 

$205K - $215K ARV

$30K repairs

$105K asking price. 

Last few homes in the area sold in less than 60 days. DM me for all details.

Need a cash buyer in Fairmont, WV. I have a great wholesale deal, but no local buyers. I normally work out of Baltimore-DC area, but this lead came to me via Facebook (yes, it works). Please message, email or call me if you are a West Virginia buyer or know one who can close fast. My two guys on the ground (not buyers) confirmed that this property has nothing but upside as a rehab.
