Welcome @Eric Morman! I grew up in Idaho and love the area. I too am relatively new and just finished my first flip! My small bit of advice, especially with the contractor skills that you have, run your numbers with the BP calculator and go for it! It's amazing how much you learn in the first one and as long as you do your due diligence, you won't regret it.

Are these mobile home parks or rv parks? I've been seeing both referred to throughout the conversation and wanted to clarify. I've flipped one mobile home and park ownership is on my long-term radar for sure so this is all quite relevant.

@Daytyn Ragragola do you still have those three houses or did you end up selling them? I remember you saying on another forum that you were having a hard time getting them rented so I'm curious to see what has happened since.

@Salvador Garza I'd do exactly what @Alan Reza is suggesting if I were in your situation. Find something that fits your budget in case it's not rented for whatever reason, and then when it's rented you'll be living for free and most likely even making money while working. I'd keep doing this indefinitely. I've got a family so a bit hard for me to do this but I would've loved to instead of paying rent in an apartment to someone all those years in school. I'd find a good realtor there and ask them to help you find properties that fit your budget, analyze them yourself - don't just trust the realtor, bank etc., and go look at them. You'll start to get an idea of where you'd be willing to live and where you wouldn't after you walk through enough. I was worried realtors would get annoyed just showing me houses but they want your business and you learn so much walking through them that it's silly not to in my opinion. Good luck!

@Daytyn Ragragola I've been keeping an eye on properties up in Muncie for the last 4-5 months as well and there seemed to be a higher than normal number of vacancies from the different property management companies I looked into. Seems the university up there is the biggest pull for people to Muncie so I'm wondering if it's because it's summer and students are gone?
