Jeremy M. Whenever I am helping coach a new wholesaler who doesn't have a buyers list yet one of the ways I tell them to find buyers is the same way they find sellers, letters.

The easiest way is to find the biggest wholesaler in town and look up their deals on the county clerks site. Market to their buyers just like you would to a seller. Send a professional letter stating that you work with cash buyers and can provide them with great deals. They just need to call or email you to get added to your list.

There are lots of other ways but we've had a lot of success with this method.

If you're wholesaling, and doing it correctly, you really shouldn't need to do bandit signs anyways.

A true wholesale deal should be so good that you can quickly and easily find a buyer for it without signs. My office does 75-100 deals per year and I can't remember the last time we used signs. Usually one or two phone calls is enough.

If you don't have those contacts yet there are much easier, more professional, and legal ways to find your local cash buyers.

Not a great start if you're already worried it won't close... Probably shouldn't be making promises you can't keep, not very ethical IMHO.

We hired someone one time because they were very upbeat and had a great attitude. After about 3 weeks on the job this person mentioned that their barrowed car was no longer an option. We never thought to ask someone getting into real estate if they had reliable transportation. I asked this person two questions, "how are you going to look at properties without a car and how are you going to sell property without a car." He answered he couldn't to both questions and we asked him to return to work once he got his own car. He has since returned and is doing just fine.

You sound like you have potential to do fine but you need reliable transportation.

Antonio,

You have a very tiny hurdle to get over and, no offense, you’ve made it a much bigger deal. If I was entering a new market and trying to find a wholesaler friendly title company I would simply call a wholesaler and pretend to be a buyer. Ask some questions about the property then ask what title company they use for their closings, done.

I would do as Michael just suggested and really take more time reading up on what it takes to be successful on a consistent basis and not just getting lucky on a couple of deals per year.
