@Samir Solanki very helpful post! Curious how you financed the initial investment of 85k? (25% down and 35k in reno). Was this just personal savings or did you use a private or HML? Really appreciate you sharing your success.

Welcome, Michael, and thanks to everyone for sharing their advice. Some great knowledge shared on this thread already. 

I appreciate everyone's response on this. Very helpful.

As I've started to analyze some properties I have wondered how others out there think about insurance. What kind of insurance do you all feel is an absolute must and what additional coverage is worth paying for (ex. loss of rent, vandalism, etc.). Also, when analyzing deals how do you typically estimate the cost of insurance for the deal? I've heard of some just using a % of the deal value, but would be helpful to hear some actual methodology from some experienced folks out there.

I'd appreciate any insight on this subject!

Hello BP community! I am new to real estate investing but have been listening to the BP Podcast for a few months now. I have professional experience working in Venture Capital in the Salt Lake City area and am moving to Houston in a few months to work in financial services. Since I am new to both real estate investing and the Houston area, I thought it would be a good idea to try and make some connections before I move down there. I'm primarily interested in buy and hold rental properties and would love to connect with others in the Houston area. I look forward to meeting you all!
