Hello Bigger Pockets Family...

How are you finding off-market, multi-family deals? How useful have you found wholesalers to be? How are you weeding out the properties with potential from those properties with limited upside? I have multiple clients who want to invest in eastern North Carolina, specifically duplexes through quadplexes. Some of these investors beginners and others have a crew that is ready and able to tackle harder projects. Huge thanks in advance for anyone who comments.

Hey Rajiv.  Definitely not the norm in all areas but it is common.  "Investment properties" are typically in need of significant renovations (more than cosmetic or limited renovations) and it is common for "AS IS" with no contingencies to be the norm.  If you are just starting out, unless you know what you are doing concerning renovations or have experience, I recommend starting with properties that require the least amount of MAJOR renovations.  Gutting a bathroom or kitchen is significant for a beginner as cost overruns can happen easily but not MAJOR in my opinion.  When moving utilities, long term mold/mildew issues, or asbestos or foundation issues, those should be ventured into with caution; especially as a beginner.  Best of luck.
