Hi Fellow BP Fans,

I've got my monthly Audible credit burning a hole in my pocket.  I've read so many books on real estate this past year that I'm feeling like I need a break from the nitty gritty real estate and would love to read a few books on mindset or something more broad.  

What are your favorite mindset books that don't necessarily talk to real estate but have helped you grow your investment portfolio significantly through mindset or other means?

@Lawrence Briggs - great stuff!  If I can help define your steps to get there more, I'm happy to!  What really set my investment train in motion was the nomad strategy where I would move every year and just put 5% down on each purchase while making my prior house a rental.  That was how I built most of my equity early on.  Good luck!

@Shiloh Lundahl - those are some hefty goals!  I'd love to connect further and ask you about the more minute details of how exactly you plan to purchase 100 properties, raises millions, etc.  If you're willing I'd love to connect over the phone!  You're number is in your signature so with your blessing, I'll reach out this week! My 2022 goal focuses on moving out of the small SF and MF I own currently and move into something with 10 units or more

@Rick Albert - awesome!  I cashflow $350/month on one of my out of state properties and almost $500/month on the other.  If you land the right one you could hit that goal with just a single property.  How do you plan to save, identify, and close on a property?

@Caleb Brown - similar to Rick, how are you planning on saving enough for four purchases next year?  That sounds like a pretty heavy purchase amount if they're turn key but you'd likely be pushing up to $10,000/month or so in cashflow if they all hit good numbers.  I love it

Hi Fellow BP Fans,

Recently I've had conflicts at both my short-term rental and a traditional rental with people claiming the pet policies don't apply to their support dogs.  I have two questions in regards to this:

1. In the short-term rental, no pets are allowed per the house rules.  My online searches haven't given me a clear answer as to if pets can or can't be rejected for a short-term stay if they're considered support dogs.  What are the laws and best practices here?  Are service dogs exempt from the house rules on a short-term stay?

2. In a traditional rental, I'm almost certain I'm not allowed to deny a support dog as that would be discriminatory, but I recently had an applicant demand that she did not have to pay the additional monthly fee for the dog at the rental.  Are service dogs exempt from paying the additional pet fee and deposit at traditional rentals?

I agree with the above advice. In my experience, underwriters tend to operate in different ways when it comes to offsetting rental income. I'd keep hunting for a savvy lender. Maybe try to network at a local REIA or something where you can some rockstar lenders.
