@Alexander W. welcome to BP! Please feel free to reach out with any questions. I graduated about 2 years ago as well, and was looking to house hack just as you are (live in one unit, rent out the other(s)). BP provided invaluable help which lead to my first property, a fourplex in the NW suburbs.

In looking for a property to fix and flip, I came across a property in an unincorporated area in a desirable town. The house has a private well water system. Based on the comps in the area, it's not a good deal, but it made me wonder if other rehabbers consider private well water systems a red flag to stay away from, or just something to account for in the analysis (longer TOM on the sale side maybe?). Would you stay away from unincorporated areas in general, or is this a non-factor?

Any shared experiences would be much appreciated!

Hello BP Community! 

My business partner and I are finally settled in and have our first multifamily property running smoothly. We are now looking to flip a SFR in the area. Does anyone have any recommendations for great hard money lenders in the Chicago-land area? I know there is a list on BP, but we're looking for feedback on lenders with which investors have enjoyed working.

Any recommendations or guidance would be deeply appreciated.

Hi @Jackie Badiali! I know that this investors association sometimes has their meetups in Algonquin. There's even one today at the public library at 2 PM!

Hello BP!

I'm currently looking for 3-4 unit property which would be eligible for an FHA loan. My girlfriend and I want to stay close to work and home (Itasca, Addison, Elk Grove, Bloomingdale, and the surrounding towns), but the inventory on the MLS is limited.

What are some marketing strategies that others are having success with for finding non-commercial multi-family properties? Thank you in advance for any ideas or guidance!
