Hello,
I’m interested in perusing a career in the mortgage field after retiring from the military (Feb 23). Navy Federal offers an internship program for mortgage loan officer. They pay doesn’t look great at $17-$23 an hour but I’m thinking it’s a good way to get in experience and learn the business. Has anyone worked with Navy Fed before? Any suggestions?

Hello,
Are there any Mortgage companies or Multifamily investors that are using the DOD Skillbridge program? It’s a 3-6 month program in which active duty members can intern for a company in the career field they are interested in before they get out. The member is still paid by DOD but belongs to the program.

Hello,
I am looking to buy a home in the Phoenix area using my VA loan. My realtor found a home in Sunnyslope that was a 3/1 with an 2/1 in the back, that would of been a nice rental. We did a video tour (I'm out of state) and the house looked nice and numbers sounded promising. The house had been on the market for only a few days and by the time my agent called it had a full cash offer on it. This surprised me, since when I live in Phoenix that was a historically pretty rough part of town and from what my realtor told me the neighborhood is still pretty rough looking. Is this typical for the Phoenix market? Any suggestions for similar areas that might be heading towards a turn around?

I have a home in Mt Laurel NJ that I am renting out. My tenant asked to break their lease 4 months early due to them buying a new home. I told them I would do it if they pay at least 2 of the remaining months to cover me incase the house needs repair and sits for a while. The tenant sent me a law in NJ that states the tenant can break their lease and would only be liable for the days it sits empty and said they would do that instead. My question is, if the tenant just bails, am I only able to hold them liable for the period it’s empty or the term of the lease? If this is the case, why even have a lease expiration date if the tenants can leave whenever they want?

I would like to buy a vacation home this year, with the intent to mostly use it as a short term rental. I know I have to manage it myself and can't have a lease on it. I have great credit and think my current DTI is around 45%. Can anyone educate me on the loan requirements, as far as DTI requirements, cash reserves, or anything else I should expect?

Can anyone point me in the right direction to find the regulations? Does anyone have certain markets that are STR investor friendly, that I should focus on? I would appreciate any guidance or recommendations.
