I just had a buddy advise me to house havk i agree with it. Ive been looking for duplexes for a while now have a few in mind for my va loan. He also said when you get one try and rent each indevidual room out if you can to get more money so your start in real estate investing goes alittle smoother. How would i go about renting each room exept mine in the duplex work? Legally. Can i do it on both sides? Im really curious about the legalitys of it?

Are there any? I personally think it would be great if we could put solar on and in place of the tenant paying the electricity company they pay us to use our electricity what do all of you think?

Say i get a property with one of them. Live in it for alittle while. Could i refinance the loan into a normal morgage loan with less then 20 percent equity? To speed the process up of me renting it out. I am merly curious.

Im just curious on all the paperwork you have to sign through once you find a deal in order to protect your intrests while you find a buyer. can i find this stuff from a realestate lawyer?

i know there are no best types of property its all in preference but what are some of the different challenges all of you face with these different propertys. Are tenents generally more respectable to not break a bunch of stuff and incure high maitnance costs in one then in another? What are the advantages of them both? As well as disadvantages?
