Seasoned pros,

I have 2 properties with duplexes on each (4 total doors). I am living in one unit in florida and renting out the rest. In the past I have just used an excel spreadsheet and annotated the rental income per month and the expenses per month. But now that I'm starting to get more properties is there a better way to do this, or should I just keep it simple and keep doing what I'm doing? Thanks for any help!

Great Job Kevin! Awesome that you nailed down the financing and got in with some Big-B-Ballers! After I finish this deal for a Multiunit Primary residence in Florida (have to live there for 2 years for Military move) I'll be looking back to the San Diego Multi-unit Market.

I'm putting an offer on a multi-unit duplex in Panama City Beach, FL. After I submitted the offer I found out that I need flood insurance. Where should I go to find the best rates on flood insurance in that area? I'm trying to get a solid number so I can account for the additional insurance on my analysis. Thanks for any help you can provide!

I’m moving to Panama City with a 1031 exchange and must buy something greater than $500,000 with $100,000 down. I also have another $100,000 I could put into my primary residence and want to house hack by living in a quadplex in a nicer part of town. Should I step up and buy a commercial property or buy several multiunit residentials and baby step my way up to commercial apartment? I’m a novice and have only managed a duplex and a single family home at the same time.

I'm looking to do my first 1031 exchange for my duplex in San Diego, CA and buying a property or properties in Panama City Beach, FL. Since my top unit in the duplex was rented the entire time I owned the duplex I will have to pay capital gains tax when I sell, so I choosing to step into the area and figure out how this 1031 works. It is daunting. I will likely sell for around $900,000 with a mortgage around $640,000. So I will have to find a good place, or places, in a much cheaper area of Panama City Beach to try and exchange up.

Can I buy commercial properties if I'm selling residential?

I'm looking for good book recommendations, podcasts, webinars, etc that can best educate me on how to execute the best 1031 possible. 

What were some good lessons learned from those that have done several 1031 exchanges?

@Account Closed podcast in August 2017 on Biggerpockets about how to exchange OUT of San Diego to properties that cash flow better and have a higher ratio to equity than you can get in San Diego. Think about the endstate before starting.
