Hey Frank/Brandon,

Thank you both for taking the time to look over this for me, very much appreciated. I uploaded pics of the home not sure if you were able to view. 

Brandon in my area you could replace the roof for less than $9900, for a roof that size, also I am in the heating field and know a lot of technicians. I understand your point that these costs have to be set aside or you will not last long in this business.

The extra $25 was for rental of the shed in the  back yard.

As far as 13% CoC you have to start somewhere. Try making that in the stock market year over year.

Brandon the 4.2% loan is what I looked up through a credit union I have used in the past. I am older and my credit is excellent. I need to verify closing cost. The basement is a walkout. In Ohio in my area you are good. I will have money set aside if I need to tap for CapEx.

Hello, I found this 2bd, 1 bath in my area, numbers look pretty good to me. I am most interested as this is listed as a 2bd but has a finished basement with walk out allowing this to be made a 3bd. Average rent in this area for a 3bd, 1 bath in the last 6 months on Rentometer is 800.00 per month. I will be scheduling a showing soon. Thanks for taking the time to look.
