[Calc Review] Help me analyze this deal.
Hello, I found this 2bd, 1 bath in my area, numbers look pretty good to me. I am most interested as this is listed as a 2bd but has a finished basement with walk out allowing this to be made a 3bd. Average rent in this area for a 3bd, 1 bath in the last 6 months on Rentometer is 800.00 per month. I will be scheduling a showing soon. Thanks for taking the time to look.

@Brad Slawter Where are you finding a 75%LTV loan at 4.2% on a $45,000 property? And no repairs is a stretch...you'll have repair costs, so a set aside is a good idea. Even if you are buying this house turn key I would set aside your initial CapEx of $1,000 at least for emergencies. I would also questions your closing costs of only $1,000...have you worked on this with your title company? And be careful of occupancy requirements on basements...there are a lot of legalities associated...
