I've looked into this in my area, but they've been overbuilt in the past few years... too many units, not enough customers.
Another idea is storage condo's.
Usually larger spaces, and a nicer facility. The units in my area are temp controlled year round and have running water in them. Mostly car collectors, people with large RV's ( read Custom Bus)., or people with boats and jet ski's that need stored in the winter.

I ran into this situation once in an old shed. There was paneling on the inside of the shed so we didn't notice the wasps until we started to knock it down... not good!
We waited until the next morning when it was cool and they were less irritable, then covered the shed with a large tarp and set of a case of bug bombs. They all died peacefully in their sleep.

The house is an REO that's been empty for over a year with some fire damage. It's not currently "livable" but it's not condemned.
It's been on the market for 9 months and is listed at $30 I'm pretty sure they would take 15 to be rid of it. ARV is 125.
The decking does need replaced… there are 2 holes in the roof from a recent storm.
There is some mold in the kitchen and the full bath.
This would be my third rehab. The other two I lived in while they were under repair… obviously this would be the biggest job yet.
Surprisingly the electrical has been upgraded in the past 5 years along with the furnace. It seems someone started this project without the proper finances and couldn’t finish – that’s when the bank took it back and now it sits.

Alot of RE investors hide their wealth. There are stories every year of a new top 50 member of the Forbes list only being found after donating $XX Million to a charity or school.

please don't blame me when there are drips...
or the floors are ruined...
or the room where you kept the cooler gets 15 layers and the other rooms don't get touched....
or when you run out of paint before your finished because of all the spills...
come to think of it these parties are alot more fun as a guest than as a host!

There is a house in my area that needs gutted... every floor, every ceiling, every wall taken down to the studs. The brick is in decent condition, but the second story is cedar shakes and they need replaced. The roof needs torn down to the rafters and replaced. Electrical and furnace are new – needs an AC unit and compressor.
The house is:
2200’ sq
3 bed
1.5 bath
two story on a utility basement.
This is a big project! My question is… has anyone ever done one of these before? How do you even go about starting to quote a project like this? I’ve got a $100k spread and the neighborhood is middle class so the materials don’t need to be first class all the way.
Any suggestions / advice?
I'm admittedly new to the REI gig, but I've got to say I'm having a hard time concentrating at work. Things aren't going well for the company I work for and I see so much potential in my real estate future.
How do all of you with jobs focus while at work?!?!?!? I find myself reading blogs and forums or researching properties all day…. I’ve even been spending lunch hours driving by properties of interest….the bug’s hit me hard!
How do you do it?!?!?!
