Hey, man!

I'm totally new here, so nothing to add from a professional standpoint, but from a personal one, I think this is an important topic to discuss. In my future real estate plans, I want to make my flips as environmentally friendly as possible, and that includes smart technologies (likes Nest thermostats and smoke alarms). I'm looking to focus on my fellow Millennials, and I believe these things would be VERY marketable assets. We care about the environment, we're totally connected to technology, etc. But I'd love to hear what other, more experienced people have to say.

@Dennis Tierney - Yea, that definitely makes sense for a complex! A marketable selling point for sure. Did you guys set up any kind of password/user agreement to shield yourself from any potentially illegal cyber activities? If I were setting one up, I'd be sure to do that just in case.

@Dennis Tierney - Thanks! I'll definitely have to check you guys out. I'm surprised about the wifi suggestion - do you mean apartment complex? When I was a student, it was always assumed I'd pay for my own Internet bc it usually comes bundled with a cable/satellite package?

@Paul Timmins - Thanks for all the great resources! Student housing WOULD make a lot of sense - I'm not THAT far out of school myself, and there are quite a few colleges in the area besides UNL. Definitely something to think about.

Bryan K. - Thanks! Market here is a mixed-bag, but positive to steady overall. We've been listed as one of the most stable markets in the country. But we just had an article not long ago talking about how this year and next should be leveling-off years - steady, but not the huge growth we've had the last couple of years. Omaha is one of the weirdest cities I've ever lived in. I don't live far from Warren Buffett's house, but if you go a few blocks away from his house, it's a sketchier neighborhood, and then go a few blocks from there, and it's nice again. It's definitely a city made of lots of pockets!

Howdy, guys!

Name's Brady, and I'm a newbie in Omaha, Nebraska (Go Big Red!). I'm currently a page designer for our newspaper, but I'm looking into real estate investment as a supplement to my income (better than just letting the markets handle my 401(k), I figure) and maybe a way to becoming my own boss one day. I'm terrified of waiting 'til I'm 65 to live my life. Why not start now?

I've been reading and researching for several months now, but I can't say I found any solid information I trusted until I stumbled on this site. Right now, I'm looking into wholesaling, rehab/flipping and buy-and-hold options, though my plan is to maintain a diverse portfolio, so I'm always keeping my options open.

Though my primary interest is making some money, I also have dreams and goals along with the process. I'd like to target other Millennials like myself, who have delayed buying their first place (huge, pent-up demand for both renting and buying). And I'm not quite sure how to figure it all into my plan, but I really want to improve and grow the communities I work in and improve the sustainability and environmental impact of properties I take on - both issues that are important to myself and many other Millennials out there. If anyone has any advice in those areas, I'm ALL ears!
