Totally depends on the project. Murphy bed cost is standard, but cabinetry can vary quite a bit. I’ll pm you

Thanks for the thoughts. I'm trying to find out where I can get a good quality murphy bed.

@Braeden Cobb I'm curious about the mattresses... do they retreat back into the space on the other side of the wall (laying flat?), or do they roll/fold up behind the cabinetry on the wall (vertical)? I just heard someone trying to explain this last month. Thank you!

Hey, give Urban Sands Realty and Vacation Rentals a shout. They manage long term and short term rentals in San Diego and have phenomenal reviews. Chloe and Bryce are great!

Hey Jessica, if you are still looking for options we had a room in our vacation rental that has an awkward layout and we wanted to provide another bed to boost occupancy. We went with an electric murphy bed that actually rolls in and out of cabinetry. We have had the beds installed for about 4 years now and the reviews are great. PM if you'd like more details!

Hi Braeden,
What kind of purchase price are you looking at? I've noticed in some cities crime rates vary significantly by pockets/neighborhood, so it's best to do proper research on top of talking other people. Some cities have government websites and you can use softwares like Vestmap to check neighborhood analysis.
It really depends on the strategy. If I house hack, budget expands due to financing upsides with an fha or new 5% option with Fannie Mae. If I am investing off-site, I would be looking around 300.

@Braeden Cobb I did try combining short and long term in a multi-unit property. I have what started as a single family with large detached garage. We converted the upper story of the 3 car garage to a 2/2 and a part of the lower level to a studio. Originally we did long term out of the front single family and short term out of the garage units. Even though I told our long term tenant about what we were doing and she thought she'd be okay with it, ultimately she didn't like all the different people coming and going. I get it - for a long term tenant that's their home. I was able to move her to another single family rental I have and started doing short term out of all three units. That's worked much better. Maybe she just wasn't the right fit but it makes sense to me why a lot of long term tenants might not like the arrangement. As far as house hacking, I think that would work fine. I did live in the single family while remodeling my primary and that worked great for the few months I was there. I use a management company so didn't advertise to any of my STR guests that I was the owner.
Thank you for the great insight and thorough response. This definitely helps add a new perspective. I agree that could get tricky combining strategies. It would have to be with the right tenant. Thank you!
