Have you checked to see if the City has a website?  Many that do, post their permits fees online.  If not, go to the permit office and ask for a fee schedule.

@Erin Margaret, I'm with Wes... inspectors don't have x-ray vision, so if the conditions were concealed, they're not going to be able to report it.  As for the wiring, was the basement finished or was all the K&T exposed?

If exposed, then perhaps you may have some recourse... E&O insurance? Perhaps @Richard Henry or @Kelly R. could chime in on this for you?

@Yerry Balenzuela - while cabinet doors may be made from solid wood, seldom are the cabinet boxes though... they are usually a veneer over particle board, MDF or plywood.  Pricing generally increases respectively.  If you're going to be using painted cabinetry, then MDF is an excellent choice, even in upper price point homes.

@Justin Lenk, as Greg mentioned, if he has a mental disability, then it's unlikely he can enter into an agreement legally and that another should be acting on his behalf.

@Tony Fulco - here's a link to the code:

Here's the part you specifically asked about:

D. Disclosure Requirement for Licensees and Employees Buying, Selling, Leasing, and Renting Property.

(1) A licensee seeking to acquire an interest in real property must disclose the licensee’s licensing status in writing to the seller or lessor of the property no later than the time that an offer is submitted.

Post: Need new Hardie Board siding: Harrisburg, Hershey, Lancaster PA

@Account Closed, I suggest you contact a few of the local Hardie suppliers in the area and seek some installer recommendations.  Depending on the age of the house, the T1-11 siding may have served double duty as the (structural) sheathing, so if its removed, you may need to take measures to replace it for bracing as well as a substrate for the Hardie.

The heavy-hitters in the Hardie sandbox may often have preferential pricing, so that could bode well for you too.

Good luck!

@Heath Thomas Jr, are the existing doors stained?  If so, and you opt to paint them, be sure to prep them properly prior to painting.  Depending on the stain/coatings, you may have to sand/scuff, degloss, etc. before painting to ensure good adhesion.  Many high-quality primers may perform well as a bonding agent too.

@Jared S. , I, and others I know, provide exactly the ad hoc project management you desire, so yes, there are folks out there doing that.  It's essentially an Owner's Representative.

The rewards can be great too - not only in turning over the project, but in real savings potential that such a PM/OR may be able to provide.  A lot depends on how much leash you're comfortable handing over.

I had a client where my billables were less than the direct savings I provided them through the value engineering and procurement process, as well as alternative solution suggestions. Further profits, although less tangible in associating a dollar figure, came from the ability to preempt issues, be they with the project documents or field issues.  One recent example of this was field checking the pre-pour prep work for the basement slab.  The flatwork contractor had the thickened slab (footings) in the wrong place - they were off by a foot or two.  The inspector only checked that the prep was done, not that the prep was in the right place.  As such, the flatwork contractor would have poured as they had prepped for - an expensive fix no doubt, but also a likely issue down the road had it not been caught since these footing were intended to carry interior structural walls.
