you would need an architect first, then you can start getting bids from contractors. I've built a few down here, and currently have 3 new construction in Miami let me know if I can be of any help pointing you in the right direction

have you tried house hacking down here? best way in my opinion to get into the market in Miami. Up north I love the space coast, have been following it for some time but have not pulled the trigger on anything myself up there. I currently only buy in Dade and Broward

check out recent cash closings on the property appraisal site and try to contact the person or LLC who purchased it, can also contact the agent if there was one involved. Also, listing it in the marketplace here or if you have or know someone with investor lift access would help as well. Reach out to other wholesalers in that market and offer to JV

It will still appraise even if it’s not habitable. It just won’t be the best and highest but it’ll still appraise I do it all the time . Same with the hard money route @Jonathan Taylor

I would try and go the Heloc route, meet the appraiser there and show then the plan.

Hard money would also be an option
