I'd like to hear from people who are wholesaling remotely. What systems do you have in place to automate as much as possible?
What are you using for lead generation and are you handing that off to a call center or VA?
Who's doing your initial house visits, an acquisition manager? What is their fee?
Any other automation or processes you are using?

@Michael Mackney, I do exactly what @Michael Dumler mentioned. I have my real estate agent do videos, and verbally point out everything she she's wrong with the property. If you are good at estimating costs, you'll get close to the rehab budget. With that being said, people miss stuff all the time. I had to replace a drive way, AC units, rebuild exterior walls, all because the video's just don't show everything and real estate agents aren't contractors and won't see everything. It's a learning experience for sure. So, here's my suggestion, get your agent to do videos as quickly as possible, estimate your rehab, add 10% contingency, and if you get under contract get an inspection asap.

I think you may be biting off too much. When I first started investing remotely I bought turnkey until I built a team. Now I've done enough that I can calculate rehab costs pretty accurately, as long as my realtor gives me quality videos when doing the walk throughs. This is key, if they miss a sagging floor, foundation cracks, roots growing under the driveway, it will eat up your budget quick. I can't stress this enough.....your team will either make or break you.
