Your Advertising is terrible.Your pictures need to be taken by a professional who knows how to get the proper angles and make the rooms look spacious.You need sod now because that grass isn't gonna grow for a long time in that heat.The carpet should only be in the bedrooms.I know you're disappointed but now is the time to make a decision.Either drop the asking by 20k or advertise it as a one year lease.

Your agent is correct.We will be in a feeding frenzy fighting for your listing for at least 2 months non stop telling you how great we are all day and all night.Too many agents chasing too little properties making it necessary to call the fresh meat until you grow rotten over a long time.Only way to prevent it is to sell the property now or keep it on the market for an indefinite period which eventually will hurt the future price if you do decide to sell later.Sorry for the trouble.

The major Hwy with truck noise isn't your only problem.There is a huge railroad yard on the other side of the Hwy and the noise at night must be enormous when combined with the Hwy.Combine that with being on the market for 6 months and dramatic price drops and you have got a perfect storm of trouble.People and their agents are waiting you out hoping you're going to drop the price down closer to $300k before they start offering a price you might accept.I'm really sorry and hope you get this sold soon.

You should make an appointment with a local mortgage lender or broker and discuss all the financial programs you currently qualify for with your current income and amount of debt you currently owe.I really don't recommend big banks anymore but rather the much more flexible mortgage lenders that work with local Realtors in house at their brokerage offices.

You don't need a license at all to invest in real estate no matter what state you live in or the other states you invest in.You should using experienced local professionals in each state you do business in to get the job done right and keep you out of any legal trouble you may be worrying about.A license and all the training and expenses that goes with it is only necessary when you are representing other people as clients.

What is the after repair value of that nightmare property assuming you don't kill yourself trying to deal with all the issues? Just from what you described, I am guessing it will take as much as two months of gutting and repairing it at a cost of potentially 50k or more.I will hunk this particular property is for an experienced professional who is use to this type of extensive rehabilitation and has their own construction crew to keep labor costs down to a manageable level.

If you are going to try to run a real estate enterprise from 1000 miles away you need to establish a local team of good people before you plunk down one dollar on properties.You're going to need a solid real estate agent with experience in investor properties to help you acquire and sell or manage the rentals.The agents should have everyone else you need in their contacts list (contractors,plumbers,etc.).Go down there and establish your solid professional relationships and then start looking for good properties.Good luck.

Get it on record and cover your butt.These types of clowns can suddenly pop up back in your life and make false claims that could keep you in court for months trying to defend yourself with no proof to show a judge.Remember that words without proof are dust on the ground to a judge.
