You call a commercial real estate agent with experience in these types of businesses and ask them to analyze the deal professionally.

Is the Aunt in question Tim's wife and do they live together and share Assets? Why does she need ownership rights,does she live there and wants to continue to until death? Does she want the right to sell her ownership rights to a third party investor? If she is living in one of the homes and wants to maintain her rights to stay,she or they can sell you the properties now and you can give them a "Life Estate" which guarantees them the right to stay until death or mutual termination of the agreement.Now if these are just their investment properties,it's a different story.

You need to have the entire plumbing system scoped with a tv camera to determine the extent of the damage.I definitely would be budgeting both the time and money for a complete repipe and I would imagine rewiring the electrical system to modern standards since your going to have to gut the interior anyway.Offering a remodeled home with new plumbing and wiring as well as new interior paint and flooring will definitely increase the value and make the home easier to sell.

You should call the Section 8 office in your city and ask about the regulations covering change of ownership and a current copy of the landlord/tenants rules and regulations.

William Plymouth,you and I are in the same boat.I have been reading every article and watch 100 YouTube videos on marketing myself as a brand new agent.The competition in Southern California is beyond enormous with 1500 new agents added every month and 400,000 already active agents statewide.It really is a race to get to the potential clients first before 50 other runners get to them first.How do I compete with confident,experienced,veteran agents with potentially a hundred sales or more under their well paid belts? They keep telling me to rely on my sphere of influence (family and friends) but,my family is dead and I have only a handful of friends who struggle to pay rent and couldn't finance a Buick let alone a 600k house.This first year is gonna be long and hard,I hope it's worth it.Good luck to both of us.

The best way to avoid disasters in flipping is to locate and surround yourself with good professionals who know more than you do and listen to them before you leap into a property you can't walk away from easily.Before you go looking at properties,interview several contractors about their skills, education,and previous projects they have recently completed.Demand to see their licenses and insurance and verify absolutely everything they tell and show you.Demand references from previous clients and ask to see their completed work.Realize from the beginning that one guy can't and isn't gonna do it all.Most general contractors are carpenters and decoration specialists so you need to interview Plumbers,electricians,roofers,and foundation repair people too.Make sure they all know what your intentions are and that they on onboard with you asking for free inspections on a regular basis.

12 responses doesn't mean 12 good tenants to choose from.Some will be losers to throw away without much thought.Collect as many applicants as possible,investigate them throughly,and if you get more than 4 excellent prospects,make them complete for it by bidding the maximum amount they will comfortably pay each month.Don't get stupid and greedy and lose all of them! At most you might get an extra hundred bucks or so per month if you don't upset all of them into quitting on you.

An investment without profit is no investment at all.Start looking at more affordable properties that actually do cash flow like Indianapolis,Cleveland,and Memphis.Also,you need to figure out approximately  how much cash you'll have left from the sale of RSM after expenses and commissions paid to see how many properties you can purchase with the profit.

If you rent is paid electronically to a website or something you can send a friendly monthly email about 5 days ahead of time.Include greetings like happy holidays and what not so they don't think you're harassing a good on time tenant.
