Don't get upset yet,instead get a second opinion.Have a non VA appraisal performed to see the differences between them and the data that was used to come up with the new price.If you truly believe the VA appraisal was conducted incorrectly due to using incorrect comparisons,you can use the new appraisal as evidence when you appeal to the VA appraiser and their immediate supervisor.

You can't wait for a website to list it,too much competition will drive up the prices.You need to market yourself to potential sellers by direct mail advertising and door knocking in every neighborhood you desire to buy in.Get to them first before the rest of the competition who have tons of cash investors can find them on the MLS.

If they're not stupid they won't give away a potential cash cow,buy them off.Assess the current value of the property (as is) show them the results along with a bill for the portion of the liens they will be responsible for if they don't accept your lowball cash offer.

You need to attend some seminars on Wholesale property training before you go out and look for property.You're not ready to deal with a real transaction yet until you see one in action and takes notes on how it's done without violating real estate law.When you wholesale correctly you never actually buy the property until you know exactly who you will sell it to first.You need to learn about creating a huge list of cash buyers who are ready,willing,and financially able to buy your new found property immediately.

Best option,take out a loan like anyone else as use the first 50k as down payment.

Maybe a nice condominium for 600k but,not a single family home anywhere near the ocean unless it's really torn up.Vista,San Marcos,Escondido, would be good places to consider for that.

Everyone would do that throughout the country if that were possible so,I am gonna say"no".At least a traditional lender would never do it.Maybe if you borrowed it from a relative and kept the arrangement private and not put a lien on the property could that workout.

To many horror stories in the past will tell you this is a terrible idea.Repairs should be performed by licensed professionals with insurance to cover damages in case of problems.Never hire someone who can't be easily fired and held legally liable for poor work performance.

First things first,get an experienced real estate agent(no first year rookies!!) with many years of dealing with foreclosures and investment properties.They should know everything and everyone else you need to pull this off.You need an excellent contractor with a good eye for spotting damage that can't be ignored or repaired later to go with you to the property.Good luck to you.

Stop accepting partial payments immediately.Your argument is that you were hoping they would catch up and pay their debts but now you can't afford to keep them anymore.
