Winter is always the hardest time to rent quality higher rent apts and homes.Good tenants with clean records and good debt to income ratios are already in decent places to live hunkered down for the cold winter.The place will probably sit empty till May unless you offer free rent and/or reduced deposits to entice good tenants into leaving their current places and moving to yours in the middle of winter.

Maria Marrero , it's time to get an attorney who understands your local laws and can protect your interests as well as handle the eviction process.Have no further contact with the tenants and do not accept one penny from them which would give them tenants rights and delay the eviction even further.

What king of deal are you looking for? If you have enough cash,offer him 40k.If you have nothing,ask him for seller financing using a promissory note.

Call the agent and set them straight as to your exact needs and expectations.Fire them if they get defensive or start blaming you for not being "cooperative" with their mediocre efforts.I would travel to Atlanta and interview a dozen agents over a weekend and see if one of them can better serve your needs.

Ask for best an final and set a deadline.Hope for a little more from the cash offer and then accept it unless 1 and 2 go up in offer significantly making it worth taking the risk they fall out of escrow.Cash is and always will be king unless the difference is too much loss to eat.

Each city is different and I don't believe they charge for an inspection of a suspected problem.Tell them you are facing the end of escrow and ask them to please expedite an officer to the property.

Call the code enforcement officers at the city planners office and ask for an officer to come inspect the property to make a determination of the legality of the property as a whole.Do not close escrow with firm proof in writing that the home is 100% up to code.Don't get bullied by agents or anyone else to proceed without proof.

You need to seek opinions from other professionals whom are familiar with this exact boiler system.Indeed you may be correct but,you need a strong professional opinion that you can present to a judge that proves he was negligent in his repairs.
