Michael Guerra ,I would attempt to get a job as an agents' Administrative Assistant so you can get your hands dirty learning real estate sales without actually working directly for clients without MLS access.You can learn by shadowing agents and doing their paperwork and other tasks you will do for yourself eventually when you do get your own clients.If you join a good sales team,the lead agent may offer to pay the costs you seek for you in exchange for working on their team for a set period of time.

Cheryl Curtis,read my words carefully and think about what I am saying.Your brother loves you and he doesn't want this property and the profits from the sale to destroy your relationship with all your siblings.First of all,you said that only the grandchildren are supposed to get the profits from the sale after the total estate expenses are deducted,correct? If so,maybe your brother is trying to prevent your siblings from being offended that you only will profit from the sale by way of a 2 or 3 percent sales commission,have you considered that point? Are you willing to split your profit with your siblings equally after deducting your business expenses? If not,walk away from this powder keg before it explodes in your face and destroys your relationship with your entire family permanently.A doctor should never be allowed to practice medicine on their own family members.That goes for real estate agents as well in most cases.

My advice,get rid of the student loan debt asap.It is all liability debt and won't make things better over time.Better to use that combined $4,000 per month payment to pay down the mortgage and build equity then pay down the student debt and get nothing for it over time.

It's best to call the permit office and ask.The answer could be yes or no depending on what the individual cities want.I am guessing no because nothing is being rerouted or changed from the original plans,just parts replacement

You never know what some cities require or don't require until you ask.You would be surprised what some cities think about what needs a permit.A good experienced contractor will know the answer.

You need a general contractor who does property rehab and remodeling.Need to make sure what you want is legal and within the city codes.Something like that might require permits and city code inspection.

Call a lawyer and have them rattle his chains.Have him threatened with a lawsuit for failing to remove you from financial responsibility for the home you no longer own.

Did you sign a buyers agreement contract with the agent? If not,forget them and go directly to the listing agent.If you did sign a document,go to their brokerage and file a complaint with the office broker to have the agreement dissolved or transferred to another agent you like.

Your personal credit is usually irrelevant if you find a profitable deal to take advantage of in a reasonable amount of time.They are loaning money to the property per se,not you personally.There needs to be tons of profit to potentially be made after you have made the repairs and improvements to the property and put it up for sale.
