This is why every investor needs to have a real estate lawyer on retainer to protect your interests and keep you from getting into trouble.Someone to ask legal questions to and read contracts to make sure they are compliant with the law.

Getting a license just isn't necessary to accomplish buying and holding property,an agent can help you with that goal easier than going through 3 months of school and waiting for testing.

If the wife is not comfortable at all with it,don't do it.Unless of course,you don't mind her becoming an ex wife.If you can get 35k scrapped up,go buy a duplex in Indianapolis or Cleveland.A property manager will take care of all the work for you and the wife will sleep better about it at night.

Get a lawyer to put heat on them immediately before your deal falls apart completely. That should have been done at the first sign of trouble.You need to keep a real estate lawyer on retainer to review all of your transactions and pounce on anyone who doesn't perform costing you money.

That is something you discuss with the lender.If you are getting an FHA loan at 3% down then I believe it's two years.If you are putting 20% down then it's probably much shorter.Discuss your plans with the lender to make sure this property is right for you.

Black Friday is coming up.Good day to be looking for bargains on all appliances and others things your property needs in the future like large bolts of new carpeting for future vacancies,new countertops,toilets,vanities,etc.The more You package together,the bigger the savings.Especially if you talk to the store manager about a bigger discount than advertised to the public.

If this were May and great tenants with good credit were plentiful because they are starting new jobs or graduating from school,I would tell you to drop her like a bad habit.But,the available tenants now are going to also have problems like the loser you're stuck with now.Talk to her about why she is having problems paying on time.She may have too low an income to pay all her debts and has to wait for a middle of the month paycheck to catch up on the bills.

Invest in a 2 day test prep course.One that allows you to take it again for free until you pass.Find a mentor or tutor to quiz you and identify your strengths and weaknesses.Don't give up,Rome wasn't built in a day.Don't be embarrassed either cause thousands of excellent real estate agents failed it the first time and even twice.
