I can summon up your problems by singing you an old country song..."Lookin for love in all the wrong places".You are targeting the wrong properties and in the wrong way.You don't want real estate agents bringing you properties that are on the the MLS for the whole world to see and have to compete with,you will lose.You want to find the most distressed properties that needs lots of work being sold by desperate people who will take any bone you have to throw at them.You need to find them before they hit the MLS for everyone to come running.You need to find a local investment club and attend their meetings to learn how to market yourself and make desperate property owners come to you.Read some books on wholesaling properties to learn how to find them before anyone else.

What exactly does the contractor want to do for 10k? Are you going to refurbish the Kitchen and bathrooms? Are you going to repaint the interiors and install new flooring? Is there plumbing or electrical repairs anticipated ?

What is truly sad is you can learn everything they allegedly teach you for $27,000 absolutely free at a local real estate club meeting.It may take longer but,you can do it.

Go to a local brokerage (Century 21) and talk to a few agents about your idea.One will like it and tell you where their meetings are held each week.

You should find someone local to teach you the business,step by step.Try attending some local real estate investor meetings and see if there is a training program you can join or a wholesaler who will mentor you as you work for them finding deals.Start off as a bird dog learning to locate potential deals and then watch the wholesaler like a hawk negotiate the contract and make the deal.

Start attending real estate agent meetings where agents from every brokerage tell each other of their new listings.These usually happen in the morning around 9am or so and take place at restaurants where they eat and talk together.Ask the agents about their clients to see how many investors they represent and are they looking for better financing then they already have.If your interest rates and loan qualifications are better than the competition you should get good leads soon.Offer a small finders fee for every investor they bring you that accepts your loan money.

I would think a city inspector would have some experience with the matter in question.And yes,many inspectors have an engineering background.Look,I was just making a suggestion.Take it,don't take it,I don't give a damn.

Call the code enforcement office and have them send out an inspector to look at those beams as well as the rest of the property to see what other nasty surprises the seller may have in store for you.
