You need a car,4 doors,large trunk or SUV hatchback.You need to carry clients,heavy signs,pennants,food and drinks,etc.You can't run a real estate business from a bus or taxi.

You need an Indiana lawyer to meet him face to face and put the squeeze into him.He is not following the rules of the contract and must be made to heal like a dog.Don't be afraid of litigation,that is what he is counting on.He will probably crumble when he sees a pit bull of a lawyer in his face demanding documents and threatening lawsuits for fraud and maybe theft of materials.

You should talk to a small business advisor about all the steps you have to take to establish a successful small business including establishing business credit.It usually takes two years of successful business transactions and ownership of assets to establish a line of credit.Especially if you are land lording several properties,you need to prove you can pay the companies bills on time and without fail.

I wouldn't do anything on "her land",only if I owned it outright.She is obviously doing nothing with it and can't afford it so,she needs to sell it to you if she wants the taxes paid in full.Come up with some firm building plans and the financing to pay for it and then go to her and offer her a percentage of the profits till she dies in exchange for ownership now.With 25 acres,I would be building nice apartment buildings for that area and charging market rent.Dump the ball fields and other garbage and start with a full clean slate.

Either you or a representative you trust with out exception must perform all the necessary due diligence just as you would for a property down the street from you.Turnkey companies want to maximize profit by doing as little work as possible using the cheapest materials.I would have a professional inspector check everything with a fine tooth comb,especially the roof,plumbing,electrical,and HVAC systems.Also make sure you get a repair warranty for when things go to hell in two years or less(and they will).I honestly don't trust any property I don't rebuild myself with my trusted contractor and quality materials that will last at least a decade or more

No wholesaler is gonna pay a full sales commission on 200k or more purchase price unless they're on their last day of the contract before expiration.

Normally these wholesale deals are done personally seller to buyer without agents involved.This would be a bird dog finders fee situation if you can pull it off.You are not gonna get a full 3% or more commission from a wholesaler.Have you alerted your investor to the property and gone to see it yet? If not,go to the wholesaler and tell them you have a strongly interested buyer and you want a finders fee for the sale.10 to 15% of the wholesalers profit is fair.Unless you used your resources and information supplied by your brokerage (MLS,advertising from brokerage,etc), I would keep it under raps.If they didn't help make the deal happen,why pay them for nothing?

If it were a small courthouse in the middle of nowhere near a major city and only one or two properties for sale,that scenario might happen.In large cities when a dozen or more properties for sale,that never happens and they want their money immediately.

I say this with love....the courthouse is no place for amateurs.Professionals dominate the courthouse auctions and don't take prisoners.They work in teams with buyers on the steps and scouts at the actual property trying to see what it is worth and how much damage needs to be repaired.If whatever property you're going to bid on has good potential,they'll know it and will out bid you unless you go overboard and bid way too much to profit.They have multi million dollar lines of credit and buy properties by the dozen in one day.Only way to beat them is to buy the property before it gets to the auction and on their radar.

Why would a tenant be responsible for painting your property? And no,you are not required by law to redecorate.You are required to make all necessary repairs to keep the home in safe for habitation.Tell the tenant your intentions to sell the property next year and to enjoy it while it lasts or be prepared to buy it from you.
