Call the hard money lenders in your area and ask for phone numbers of good wholesalers they work with and make loans to often.Also,you can attend local real estate investment club meetings and meet wholesalers directly.I wouldn't trust Craigslist to find someone to mow my lawn quite frankly.

Option 2 should be implemented immediately.Get the current owner to post notice now because tenants like that can't be saved.Do you have any extra cash to give them as an enticement to leave ASAP and with destroying the property completely on their way out the door?

the biggest issues are that the available tenant base drops dramatically around October and doesn't pick up again till the end of the school year.People are no different than animals in that regard.They want to be settled and hunkered down in a property before the school year and/or bad weather starts.Quality tenants with good financial backgrounds don't want to move their families in the middle of an icy,snowy winter for obvious reasons,and good college students have already started school in August.Many of the few available tenants will have questionable backgrounds like recent job loss,previous eviction,bad credit,difficult income verification and don't make 3 times the rent,criminal records,etc.

    The weather can play havoc on your property in cold winter areas.You need to make sure the property has been winterized by having the heating,water heater,pipes,rain gutters,and the like are serviced for winter and fully inspected.Make sure you have a snow removal plan in place like the tenant has to do it or you pay someone to do it on a regular basis.

Get a good lawyer and file lawsuits.Also you might be able to file complaints with the bureau that issued his licenses.Take pictures and fully document the evidence of his incompetence,treat it like a crime scene.If you are sure his work violated the code,get a code enforcement officer to inspect it and log the violations for the judge to see in court.

Talk to him and explain that this is unacceptable to you and the roommates.She was not expected to be a full time resident or even close to it which is what she is doing.Either he accepts this and adjusts her visits or he needs to leave.When he complains,you explain she is not paying for the utilities she is consuming on a regular basis and her constant presence is not appreciated( especially if they are all using one bathroom).

Tell them pack up and get out ASAP,they will never give you a moments peace.Tell them to clean everything up properly and leave quietly and you won't sue them or hurt their credit.They probably found some place they like better or cheaper and now they will drive you nuts until you let them go so just open the door for them.

@Tyler Stamets,I would definitely keep it and turn it into a long term rental property.The Anaheim market is down at this time and you won't get the price you want until next summer when families are buying after the kids are out of school.Better to refinance and get the equity cashed out if you want more investment money to work with now.
