You can call the city planners and code enforcement office in each city and ask what are the current regulations.I can tell you they are watching Anaheim like a hawk to see if they go through with their threats to go after Airbnb owners with a pitchfork next year when the new law is enforced.

Follow your local laws.Post a 3 day notice to pay or quit and then you can claim the lease was violated and the property is vacant.

Clean the current stove and wait a month for Black Friday to buy a new one at a super discount.This really isn't a big deal unless you intend to make it one.

It depends on how high the rate goes.A small increase will be absorbed and the market for home sales will remain steady.Only a major increase coupled with more strict loan qualifications would injure home sales and increase rental demand.Can't live in fear,work your plan for today and tomorrow.

If we were talking about a 100 grand with a 20 grand penalty,I would advise you to roll it into a self directed IRA and invest the money with zero tax penalties to grow the IRA.But to me,10 grand isn't much and the penalty is rather small in comparison so personally,I would advise ending the the fund and taking the penalty.Unless of course you are trying to grow the fund instead of enjoying the profits now instead of after retirement.

The seller doesn't want a 30 day or more escrow so a bank is out of the question.Only HML and rich private investors can close with cash only in a week.

A nice chandelier over where the dining room table will be adds a nice touch.Crown molding and nice baseboards as well.

New appliances add value.New laminate floors instead of cheap carpet adds value.Full HVAC instead of crummy window unit adds value.Shower caddy,not so much.

They can and will fine you heavily and order you to remove it completely if you don't go to them first and ask for an inspection and do what they want to make it legal and permitted.Don't try to "get away with it".Be a businessman and fix the problem the right way.

Call a lawyer and make sure you followed the laws of your state.If you didn't,you are financially liable for the loss of their property and will have to compensate them.
