Curious to know if you can change zoning from SFR to Duplex? If so, wouldn't that increase resale value?

@Account Closed You mentioned that you live in 63104, how's the area? Reason I ask, I'm thinking of potentially purchasing an investment property. The forums I've read here on BiggerPockets, mention avoiding the DT area due to crime. What are your thoughts of the market in the zip codes you mentioned?

@Alex Bekeza Always nice seeing a local Californian take the leap in out of state investing. Congrats Alex! I'm thinking of taking action in St. Louis. For a cash-flow play it seems like a great move. I'm beginning to cultivate relationships with local experts. The GC company I work for is working at St. Alexius hospital for the next few years so I thought it would make sense to look at a few properties since I will be visiting the site a every other month. Have you narrowed down an area for your next investment? When looking at listings, prices sway in all different directions. It seems a bit challenging to get a good pulse in the area.

@Pedro Cardoso Based on your criteria, I would suggest City of Terrace. You can find duplexes in your price point and the area is up and coming. Appreciation can benefit you in the long run. 

Inland Empire has opportunities. The Gold Line (Metro) can take you to DT LA. They are currently extended the route to Glendora, San Dimas, La Verne, Claremont, and Montclair.

@Trampas Tanklage Thank you for the suggestions. I've heard the Southside has some upside due to price point. I was told, Multi-families are usually in C-class neighborhoods but the rental demand is promising. I may have to do some more research to validate.
