Invest in your backyard. Below are a few options you can take to begin your real estate investing career. #1 is the most economical (my opinion, and I've done it before)
#1. House hack - purchase a SFR near a hospital or college. Furnish the bedroom you decide to rent out. 

#2. Duplex with a 5% conventional (LA County, OC, and Inland Empire) markets are still competitive

#3 Purchase a SFR with a detached garage. Convert the detached garage into an ADU ($110K invested) up to $1,500 rental income.

It wouldn't hurt to upgrade them. I'm sure your tenants would appreciate it. Not only will it help reduce exterior noise, but it will also help keep the units cooler since the windows would be more energy efficient. 

Depending on your window brand, they may offer you rebates.

Thank you all for the feedback. I moved forward with the home staging. 

The stagers did a fantastic job. They added their personal touch while using some of the existing furniture in the house to help keep costs down. 

It was a cost I took on but well worth it. The home sold for $60k over ask!

Curious to know how the market compares from 2022 to 2023.

- Are rents increasing or decreasing?

- Demand level for a 3 bedroom vs. 4 bedroom SFR

- Eviction Laws, what is the process like?

- Avg DOM
