Hey Mike,

@Michael Junior New investor here and I am trying to determine my strategy for the same area. When investing in multi-families, are you going the traditional 25-30% down payment or acquiring them another way? I want to go multi-family but it seems like this is not the area/market for that if you are looking to build equity quickly. I see the value in multi-families but I do not want to tie up $80k in a down payment. What are your thoughts?

I also do not think we should get our panties in a bunch over this conversation. 

We are all here to help one another, not to try to prove one another wrong and say the route he/she took was incorrect. The truth is, there is no single correct way to make your entry into real estate. These arguments can go on forever.

There are numerous successful investors among the forums. Many have been coached and many have not. All that matters is that we are all successful in the end and able give back.

Also, I applaud coaches who are successful and make a significant income from their programs. Whether they are "good" or not, they have found a demand and are capitalizing on it. They have found a way to market themselves as "professionals"  to the masses and have people believe it, which is a skill in itself.

I would honestly rather not post pricing of the program. Not that I am trying to hide how much I may potentially pay, I would rather not for the simple fact that the pricing is not posted publicly on their website. I can tell you that the pricing is very reasonable and not one of these $20K programs some are referring to.

Once again, I do appreciate all of the feedback and very happy I am seeing strong opinions from both sides.

@Shiloh Lundahl Thank you very much for the detailed post. I am in complete agreement with your comments. I know for a fact I will be successful in this venture, it’s just a matter of how successful.

In anything new I have done in life, it always was a bit scary at first since there were so many unknowns and so many questions. But, I always knew mistakes would happen and there was no sense in waiting to take action. Eventually all of those things I was previously “scared” of have become routine and can be done with my eyes closed.

I will be moving forward with the coaching program for many reasons, but specific to this conversation, because what do I have to lose? The program will not break the bank and I am bound to get something out if it.

Once again, I appreciate your feedback and I can’t wait for the day I am able to help someone asking these same questions.

Thank you all for the feedback! I actually received better responses than I anticipated. My wife and I will  move forward with the coaching.

Hello!

I recently signed up for a real estate investing coaching program through my local REIA here in Connecticut. I am considering requesting a refund for my down payment on the program for a number of reasons:

* There is an abundance of information online regarding real estate investing
* There are numerous networking opportunities available to learn from others
* I am extremely self motivated and have been taking small actions on my own already

My main fear of not moving forward with the coaching is missing out on information that I do not know about my local market and making mistakes I could have avoided. In addition, this real estate journey will be a joint venture between my wife and I. I would hate to act like I know what I am doing and provide her incorrect information.

I kind of know the answer to this but I am curious to know your opinion. Maybe some of you have been in the same situation?
