Hi David, 

I am also looking into purchasing a property with a basement that has ceiling height of 6’8” and converting that into livable space to rent out. I thought ceiling heights had to be 7’ in order to “livable” and become permitted. I hope I am wrong!

Hi Pavan, 

A lot of my ADU customers in the Bay Area are taking HELOCs, Cash Out Refis, or construction loans. I can pass along our Mortgage Consultant's information that loans on these projects for them if you'd like. Have you looked into manufactured homes vs custom stick-built?

From experience and research, ADUs will increase your property value by roughly 30% right away. This will then lead to an increase in appreciation over time. I have created a spreadsheet that will run through 30 years of calculations for you if you’re interested.

300k for a 1000 sqft 3/2 is a good estimate. If you want me to give you a bid on your project I’d love to help, I live in the east bay. We’ve been doing 1000 sqft ADUs <300k.

Hi David,

I agree with Ori, he has given great advice. I also want to recommend taking the manufactured ADU route as there is much less construction done on site. The units are completely built off-site and arrive on your property completely finished, not to mention it being much cheaper.

I am just starting out so I know close to nothing so far, but does anyone have any experience wholesaling a mobile/manufactured home? I found a mobile/manufactured home in the bay area listed for 415k, Zillow and Redfin have it estimated near 620k-750k, and the comps in the neighborhood are 700-800k. I was wondering if mobile/manufactured homes are a turnoff to flippers and I should skip the deal. Thanks for the help!
